History

Dale Alan Bruschi has been an attorney for over 25 years. In the 1980's he worked as a prosecutor with the Broward State Atttorneys Office where he tried numerous jury trials.

From there he entered private practice doing real estate and medical malpractice work.  He left private practice to work as legal counsel to Broward County doing the County's eminent domain work.  He left public practice to join the prestigious Ruden McClosky Law Firm to do eminent domain and real estate work.

Mr. Bruschi became a partner and equity shareholder at Ruden McClosky and worked at the firm for over 12 years before the firm merged with another law firm.  After the merger, Mr. Bruschi left the large firm environment so he could devote more time and effort to his eminent domain and real estate clients.

In eminent domain your input is important.  You should always contact your attorney if you have a question or concern.

Third

Be prepared to properly assess the plusses and minuses of your property or business.  In this way we can maximize the award.  If you are a property or business owner and you have multiple access points to your property or business, this is an important property right which can add to the value of the property should the condemnation destroy part of your access.

Fourth

Be prepare to thoroughly advise your attorney of all aspects of your property or business.  In order to achieve the best results possible for you, your attorney will need to have a command of all the facts that affects your property or business.

The Facts of Eminent Domain Law

I have written an eminent domain book with the property and business owner in mind.  The book is called A PROPERTY, TENANT AND BUSINESS OWNER'S GUIDE TO EMINENT DOMAIN IN FLORIDA.  It is a useful guide through the eminent domain process for property owners, business owners and tenants and will help you understand the overall process.

The book was written to answer some of the more common questions associated with takings by a governmental entity.  It can be used as a guide to understanding common issues and problems associated with eminent domain.  It will prepare the reader for what to expect when their property or business is taken and what questions to ask their attorney.

Although this book was written to help the property owner, business owner or tenant understand the eminent domain process, it is not meant as a substitute for hiring good eminent domain counsel.  This is critically important.  When you hire eminent domain counsel you are hiring an attorney's years of experience and knowledge.  There are many hidden time deadlines and pitfalls in eminent domain that can trip up the uniformed or inexperienced.

If you would like a copy of this book in hardbound or electronic copy, please contact me by email or telephone and I will get you a copy at no charge.  If you have any questions about eminent domain or about your particular property or business, please feel free to contact me at anytime.
